If you are a buyer or seller, the actual market value of a home is a huge issue. If you are a seller, getting it wrong means we may have left thousands of dollars on the table. If you are a buyer we have to consider the appraised value to make sure you aren’t immediately under water in your new home. Establishing a value is tricky, but it doesn’t have to be complicated.
